Ahhh, the joys of Seller-hood... you list your home, get a good offer and BAM, you're under contract! The 15 days that follow can prove to be stressful because it's within this time frame that the buyer can choose to have a home inspection completed and/or simply change their mind and walk away from the deal. What does the home inspection involve? Inspectors check everything from the major home systems, exterior, roof, electrical and plumbing. They also test major appliances that are affixed in the home, which doesn't include the refrigerator. There's a misconception that they do a 'tear down' of the home, but it's really more of a general overview. They don't do destructive testing or break down appliances like a service tech would. Sometimes sellers get offended by all the little items listed on the report. On the list for topic of discussion at this morning's Beach Care Services Board Meeting was the money raised for the 10th Annual Duck Race held in September 2016. While donation checks are still pouring in, Beach Care Services's members were able to tally about $25,000 thus far. We kicked off the night with dinner and cocktails served up by Spinnaker then guests made their rounds to the silent auction and raffle prize tables where they were able to enter for some spectacular prizes. The night ended with a gorgeous sunset followed by the announcement of...

In all seriousness, your Realtor is very key in guiding you, as a buyer or seller, through the often stressful task of real estate transactions. To be honest, there are more than 10 things to be done, but again, it's our job to assist you with the many steps in the process. Do you know how many entities are involved in just one sale? The answer: a minimum of ten... and that's just on one side. Multiply by two and you have a full blown real estate transaction between a buyer and a seller. I consistently find that buyers feel overwhelmed by the time sensitive nature of contracts, inspection periods and appraisal results and subsequently, negotiating repair limits and sales price, when necessary. Throw in the new government guidelines and wait periods that took place in 2015, plus a tight timeline for loan commitments, and it's a recipe for anxiety... BIG TIME! Sellers are often unprepared for the invasive scheduling of all th...
